As we bid adieu to 2015 let’s take a moment to reflect on the local real estate market in Riverfront Park.

As the Denver real estate market recovered post-recession, market activity in Riverfront Park has been relatively consistent. Since 2013, the neighborhood has experienced at least 100 real estate transactions per year. In 2015 there was a nominal dip in activity but as a whole, Riverfront Park has established a trend in which one can expect an annual neighborhood turnover between 8% – 10%.

The frequency in which residences are sold is consistent with other micro markets throughout the city of Denver. While sales fluctuate month-to-month, 30% of the homes sold between January and April, 40% sold between May and August and the final 30% of sales consummated between September and December.

It’s important to note that this data is reflective of the sale date not the date in which the home was introduced to market. A number of variables dictate the duration a home will remain in the active marketplace before going under contract. In 2015, the median days a residence spent active on the market was 36. On average, the time between receiving a contract and closing on the property is 30 days.

Using the information highlighted above, consider the following example:

If a property is sold on April 1st, the home was likely placed under contract on March 1st and introduced to the public in the latter half of January.
