UNION STATION’S RESIDENTIAL TOWER
Its official, a new high rise tower is coming to Union Station and it’s generating a great deal of excitement. As of August 18, 2016 Denver’s East West Partners and Ascentris have broken ground on the highly anticipated 19-story, 334-unit for-purchase residential condo tower. The Coloradan will be located on the “B block” between the rail platforms and Wewatta Street, north of Wewatta Pavilion. View East West Partner’s webcam of The Coloradan.
Location, Location, Location
We couldn’t be more excited. Denver residents have been begging for new development projects in the high rise sector. It has been almost 10 years since a new high rise residential development was introduced downtown. The Coloradan will be the only for sale development in the blossoming Union Station Neighborhood. The building will be situated between Denver’s energetic Lower Downtown and the green space and restaurants that dot Riverfront Park and LoHi. In 2017 a 56,000 square foot Whole Foods is slated to open across the street which is the perfect complement to the recently completed King Soopers. Throw in the A-Line with direct access to DIA and the abundance of transportation options at Union Station and you end up with a perfectly balanced lifestyle cocktail.
Straying away from the traditional red, brown or even blonde tones that adorn many of the façades in Denver, The Coloradan will be comprised primarily of a three color blend of terra cotta tiles. I spoke with one of GBD’s members and to his recollection, the Coloradan will be the only building in Denver to utilize terra cotta in this manner. I was able to hold one of the samples and I must say, the mass, color and texture is impressive.
Studios to Penthouses
According to recently released information by the sales team, The Coloradan will be comprised of 334 units ranging from studio condominiums to lavish penthouses. Prices are expected to begin in the mid $200,000s and extend north to $1.4M. The 19th floor will be set aside for seven penthouses whose prices will likely be set between $1.6M and $3M+. We’ve heard the finish level for all market rate residences will be comparable to the recently completed condominium project in Cherry Creek, 250 Columbine, and the penthouse residences will comparable to or exceed the finish level of the Four Seasons Private Residences.
Preliminary reports indicate affordable housing residences will be priced in the mid to high $200,000s.” with “Pricing for IHO residences will be set in 2018 and will be based on the 2018 Area Median Income (AMI) for Denver County. Amenity Rich Building
With East West Partners, the developer of the Glass House and many other buildings in Riverfront Park, co-developing this project we expect another amazing amenity rich project. Proposed amenities include 19,000 square feet of ground-floor retail, a 434-stall parking garage, rooftop pool deck and club room, fitness room and residents’ garden.
Our expectations for the restaurant space are high. East West Partners has done an amazing job identifying nationally recognized (and Denver famous) chefs for their projects. Park Place Lofts, one of the first three buildings developed in Riverfront Park, is still the home to Denver’s favorite Zengo. We expect residents in The Coloradan to be one elevator ride away from fine dining and entertainment.
So how do you get one? East West Partners and Slifer, Smith and Frampton – Denver will bring the Coloradan to market officially in 2017. Until then, few details will likely be made available to the general public. Later this summer, however, we expect to receive floorplans, hard finishes, pricing, HOA documents and an architectural model to assist with picking out the perfect location.
